How your mortgage repayment works

On a repayment mortgage, each monthly payment covers the interest on what you still owe plus a slice of the capital. Early on most of it is interest; later, more goes on the balance. A lower rate, a bigger deposit (lower LTV) or a shorter term all cut the total interest — as does overpaying, because it shrinks the balance interest is charged on.

Mortgage calculator: common questions

A repayment mortgage spreads the loan plus interest over the term using a standard amortisation formula. Each monthly payment covers the interest on the outstanding balance plus a slice of the capital. This mortgage calculator applies that formula to the loan (price minus deposit), your rate and your term.

Use the rate on your actual deal, or a current market figure. In 2026 the Bank of England base rate has sat around 4%, with typical two- and five-year fixes roughly in the 4.3%–4.6% range for mainstream loan-to-values. Your rate depends on your deposit, credit and lender.

LTV is your loan as a percentage of the property's value. A bigger deposit means a lower LTV, which usually unlocks lower interest rates — the cheapest deals are often at 60% LTV or below. The calculator shows your LTV as you change the deposit.
